I just want to have an agreed upon deal and not have further negotiations, repairs, etc. Especially since once we close on the new house we will be moving, and our agent will be the only one dealing with our house down here.
I highly recommend it. The sellers of my current house did this (Los Gatos, but up in the SCruz Mountains), and as a (first time) buyer, I had no issue with it. We were presented with a home inspection, roof inspection, termite / pest inspection, emptied septic tank as well as 2 contractor quotes for some work that we knew needed done prior to moving in. All of the inspection companies were reputable, so we weren't too worried about getting a sketchy report. From a buyer's perspective, it was nice to have all of the issues out in the open when making our offer and it made the purchase process simpler because we didn't have to worry about big surprises on the home front.

ETA: good luck with the house sale, Bacon's Mom!

Yeah, in my next life maybe I should be a plumber or a veterinary specialist, like orthopedic surgeon or dentist.

I hope the fixes aren't too bad!

“Because of the dog's joyfulness, our own is increased. It is no small gift. It is not the least reason why we should honor as well as love the dog of our own life, and the dog down the street, and all the dogs not yet born. What would the world be like without music or rivers or the green and tender grass? What would this world be like without dogs?”

I hear you. Two days before I was supposed to close on my first house, the residents asked to stay for another three weeks. I had to be out in a week. I just broke down. It's so stressful to get everything together then have something unexpected thrown into the mix. All good thoughts.

That does sound nuts, did they honestly expect 2 quotes in one day or were they actually trying to push you around for a price deduction? It sounds like they are being bullies, you did have other offers if they continue to make unreasonable demands. Honestly, you agent should have tried to do something to negotiate the one day turn around. I doubt most people could ever do that. Hopefully things go smooth from this point forward.
